How it works
The same flight, every building, every year
A one-time inspection tells you what a building looks like today. An annual inspection on a documented pattern tells you which buildings are getting worse, and how fast. That’s what you need to plan capital spending.
- 1
Proposal and scoping
Tell us about your properties and buildings. We walk you through the process, share a sample of the portal, recommend an inspection schedule and send a proposal priced to your portfolio.
- 2
Flight planning
Each building gets a documented flight pattern that we reuse every year. That’s what makes photos line up from one inspection to the next.
- 3
On-site flights
An FAA Part 107 certified pilot flies each roof and façade, about 20 minutes per building. No ladders and nobody walking on your roofs, so a 20-building complex takes about a day.
- 4
Review and annotation
Every photo is reviewed. Each defect is marked, tagged by type and building, and rated by severity.
- 5
Published to your portal
Findings, photos and an executive summary for each property go live in the portal. Your whole team gets logins.
- 6
Next year: compare and confirm
We fly the same pattern again. The portal shows what’s new, what got worse and what was repaired, and checks the items you marked as fixed.
What we capture
- Every side of the building, roof to ground, from angled overview shots
- The full roof surface: shingles, membranes and coatings
- Close-ups of ridges, flashing, vents and other roof penetrations
- Gutters, drainage and signs of ponding water
- Visible wall, chimney and parapet conditions
We use an enterprise drone with a high-zoom camera, so close-ups don’t depend on flying right on top of the roof.
What it is, and what it isn’t
A Complex Key inspection is a visual condition survey of the roof and building exterior. It is not an engineering assessment, code review, warranty inspection or insurance claim determination. When a finding needs a closer look, the photos and locations in the portal give your roofer or engineer a head start.
Add-on services
When you need more than the annual inspection
The annual inspection and portal are the core service. These can be added for specific buildings or situations.
Post-storm inspections
After severe weather we return and fly the affected buildings, so you have before-and-after photos to support an insurance claim. Can be built into your annual agreement.
3D drone scans
Centimeter-accurate 3D models for measuring roof area and pitch, planning replacements, and working with estimating tools like Xactimate.
Ground-level walkarounds
Close-up documentation of entrances, windows, balconies and lower walls to complement the aerial inspection.
Thermal flat-roof scans
Thermal imaging that helps find trapped moisture in flat roofs, suited to mid-rise, high-rise and commercial buildings.
Questions
Common questions
Our roofer already looks at our roofs for free. Why pay for this?
A roofer’s inspection comes from someone who sells repairs. We don’t, so there’s no reason for a finding to be anything but what the photos show. You also get every building documented the same way, rated, and compared year over year, which a walk-through can’t give you.
Why inspect every year? Roofs don’t change that fast.
That’s exactly why the comparison is valuable. Year over year you see which defects are stable and which are getting worse, so you can spend on the buildings that need it and defer the ones that don’t. A recent inspection also gives you a baseline if a storm hits.
Do you inspect walls and façades, or just roofs?
Both. Each building is flown around its full exterior as well as over the roof, which matters most on buildings three stories and up where walls can’t be checked from the ground.
Will residents be disturbed?
Flights take about 20 minutes per building, nobody goes on the roof, and no one needs to enter a unit.
Where do you work?
We’re based in Central Florida and serve multifamily portfolios nationwide.
How much does it cost?
Every proposal is quoted per portfolio, based on the number of properties and buildings and the services you choose. Request a proposal and we’ll send one.
Ready to see every building in one place?
Tell us about your portfolio and we’ll send a proposal priced to the number of properties and buildings.
