Roof and façade inspections by drone

Decision-ready building inspections for multifamily portfolios

We document the roof and façade of every building in your portfolio, rate every finding by severity, and publish it all in one online portal. Next year we fly the same pattern again, so you can see exactly what changed.

The problem

Your biggest capital decisions rest on the information you can see least

Replacing the roofs on a 50-building portfolio can cost well over a million dollars. Boards and owners want to know which buildings come first and why. Most of the time the answer is a contractor’s opinion, a few phone photos, or a PDF nobody can find next year.

Every building, documented

Roof, flashing, gutters and walls on every building, captured on a documented flight pattern and reviewed photo by photo.

Change you can see

Each building is flown the same way every year. Photos line up, so new and worsening problems stand out, and so do the stable ones you don’t need to spend on yet.

One place for the whole team

Property managers, regional managers, boards and maintenance staff each get a login. Everyone works from the same evidence.

Decision-ready

Not a pile of photos. Answers you can take to the board.

A typical building produces around 200 photos. We turn them into something you can act on.

  • Every defect marked on the photo, tagged by type and building, and rated by severity
  • An executive summary for each property, written for boards and owners
  • Year-over-year comparison that flags each finding as new, worsened or repaired

Independent

We don’t sell roofs

Most roofers are honest and hard-working, but an inspection from someone who sells repairs always carries a question mark. We don’t sell roofs or repairs, so you never have to wonder whether a finding is self-serving. You get the evidence, and you make the call.

Storm documentation

A baseline when you need it most

Insurers often dispute whether damage came from a recent storm. A recent inspection showing the roof before the storm, plus photos taken right after it, is hard evidence on your side. Post-storm inspections can be built into your annual agreement.

How it works

Three steps, every year

1

We fly every building

An FAA-certified pilot captures each roof and façade on a documented flight pattern. No ladders, no one on your roofs, and a 20-building complex in about a day.

2

We document the findings

Every photo is reviewed. Defects are annotated, tagged by type and building, and rated by severity.

3

You log in and decide

Your portfolio appears on one map. Filter findings, compare to last year, and track repairs until the next inspection.

The portal

Not another PDF

Your findings live in the Complex Key portal, built for portfolios with dozens of buildings.

  • Every property on one map, with findings filterable by severity, defect type and building
  • Side-by-side photos from the same angle, year after year
  • Repair status tracking, so the next inspection checks the fixes
  • Full-resolution photo library, downloadable any time

Who’s flying

  • FAA Part 107 certified remote pilot, flying commercially since 2019
  • Years of critical infrastructure inspection: wind turbines, utility poles and telecom towers
  • $1M drone liability insurance
  • Based in Central Florida, serving multifamily portfolios nationwide

Complex Key inspections are visual condition surveys of the roof and building exterior. They are not engineering assessments, code reviews, warranty inspections or insurance claim determinations.
